A purchase you made in 2020 or 2022 would not really be thought of as a BRRRR because I'm guessing those units have been rented since then and were not just sitting vacant with you paying on those mortgages.

too bad she lied, she may have been a good tenant. hard to tell these days, sometimes you get clean background checks but the truth is they just were never caught before and are terrible tenants, some bg's come back with history and their the most punctual and quiet tenants possible. you just never know these days. judging a book by it's cover sucks but we gotta do it.
