I bet the amount of new  investments has dwindled MoM and he got in front of this probably 3-6 months before full bust and can attempt to keep 60-70c on the dollar.

The other motivating factor here (for me) is that I want to move my mom into one of the units so she's close by.

And it also means to attack everything like it's your Mom's, like it matters, truly matters, because if you only care about a paycheck you are not serving your looking to be served. 

The area where my mom lives is inexpensive and seems like pure cash flow could be $300-400/ month or more."

My concern for competition is with the mom and pop landlords that will buy one or two properties and don't necessarily need to rent them for a high price.
