I'll ask my Qi.. i dont' plan on selling this next property ever so i'm not worried about taxable gains. a 1031 exchange should signify that i'm not going to be taxed on any gains since its' a like kind exchange.

I think the big remaining confusion is that cap rate can be used to describe an individual properties performance (a 7 cap is the percent return you would get if you paid all cash for a property with no debt= 100,000 property yields $7,000 per year), but the cap rate can also be used to signify what return the market place will pay for a property (The going cap rate is a 5, 6, 8, etc). 

New construction costs are higher and it pulls up all values of existing homes.Rapid growth doesn't signify a market correction, beyond the basic supply/demand balance.

That usually signifies that the recession started 6-12 months ago and no one noticed until now (then).

You can also check the crime map, or the sex offenders registry, if there's a heavy amount of them it signifies low standards and a C-/D area.   

Chris Armstrong I'm not seeing how having a paid for primary signifies a win.

At some point in time,  I noticed in the last few years, real estate agents started putting in projected rents into vacant units instead of putting "0" which would signify a vacant unit.
