Some areas in east dallas, some near the Trinity, some near Elmwood, Bishop Arts and others.Honestly we have slowed down a bit because the deal s have been tough to find, and I think its a good time to get a little more conservative and to not chase deals.

I just did a system for an AirBnb guy in north phoenix.  3) Check out a solar water heater for the pool - the old ones kinda suck, but there are newer designs that will pump out a lot of heat even in winter, and will shave your gas bill down a lot.

Yes, you can charge them, and you can sue them, but you can't recover 100-year old woodwork original to the home if someone decides to tear it down and replace it with new plastic foam board molding.

What you are referring to Linda applies to an IRA, but not to a Solo 401(k), due to the exemption 401(k)'s have.

Regional banks and credit unions are generally the best places to look, and HELOCs vary greatly by lender... it's not like the Fannie/Freddy stuff where you jump through all these hoops to shave 0.125%, it'll be easily 0.75% or more of a spread between lenders.

I added insulation in attic 10-14 inches and use spray foam to seal small holes and rock wool insulation on all walls I open up as I renovate.

I'm looking for dense pack blown insulation for the front and rear walls, 2" closed cell foam for my basement w/ exposed joists and possibly doing the floor space between the garage and first floor (it's a 1950s airlite) and the attic.
