Most of the adults couldn't care less about the Xbox, but seeing a nostalgic arcade cabinet with 60 retro games on it brings back memories - and they are the ones paying the rent  It is all about the pictures too - the standup arcade cabinets are going to give you a bigger bang in that department than the Xbox, but the kids/teens want the Xbox.

for some reason REITs have never been a sexy asset class, older investors look at REITs as a weird-bond and wonder why own something with 4-5% dividend when they can own Investment Grade corporates at 5-6% or even recently US treasuries at 5%, and young investors don't even know what they are.yet they acquire class A real estate, the kind you and I can't due to price, the kind that has the best capital appreciation in great areas long term, and they have access to credit at lower rates than us, or they can just print shares and get new capital for free that way, to buy more great properties, They can pay for the best management, they don't ever pay brokerage fees either in or out (have everything in -house), and they generally have much lower risk as most of their portfolios are leveraged at only about 30-40% LTV, and we have zero personal liability when owning them as opposed to the litigation headaches we get with direct RE, and right now they collectively are on sale about 25-50% below their NAVs at lowest valuation since 2008, as opposed to SP500 at all time highs.

Terms are usually 5-10 years fully amortizing in the low-mid teen's on average.They are basically taking a pledge against your future cash flows, similar to an MCA, but with rates from 11-16% fully amortizing on 5-10 yr terms, so payments are not nearly as ugly as an MCA, but similar concept.If they're a TPO or Broker for the same company, the program could be real.

While the cash flow and cap rate won't be sexy on that first property, it will appreciate well both in value and rent rate, and give you a good foundation to stand on. then, once settled and well-acquainted  with your new market, you figure out the best way to leverage the rest of your $225k. and then either stay in the first multi, or move out and rent the side you were living in.In my market of the KC metro, good condition duplexes in high demand areas ( 3 bed 2+ baths/unit) are 330-450.
