They finally get back to me after the close date to say they need more time because they are try to cross collateralize their other properties to make this deal happen and the bank they were using doesn't do this kind of loan. 

The sellers you are dealing with in these situations don't deal with prorating Taxes, or any other kind of prorations, that is what an escrow agent does. 

You would need to do some kind of 721/1031 exchange in the future if you sell the property before your death to not recognize that gain/recapture.

That kind of relationship will help things go smoothly, both in the planning phase and the handoff from when you buy to when your PM takes over.

I kind of like the idea of wholesaling out of state leads, however, with subj to i would be VERY careful who you sell those to. 

If that's what you're really after I would start with the basics of what kind of bank loans either residential or commercial are available to you - not saying this is the best option, but it's a good place to start.
