I am wondering if anyone out there knows or does DSCR loans for a single property selling for under $100K?

One of the biggest challenges today is the reluctance of homeowners to sell, which limits the available inventory.

They do not take into consideration the revenue from the STR business as part of the selling price.So if comps say the duplex is worth 500k, then it is worth 500k.

If someone is selling you a list, they are selling it to more than just you.

We’re operating in a smaller Ohio market, and while we've brought in the top real estate agent in our region to sell the first six units individually, I’m considering whether a different approach might be more advantageous.Rather than selling unit by unit, I see potential in structuring an exit to an institutional investor or a well-capitalized buyer for the entire development.

Throughout the year I come across situations where people need to sell there home due to a variety or reasons, job loss, income loss, health, divorce, etc.

You sell after 12 months and take no depreciation expense in the first year.  

@Eric Smith, It really doesn't matter who you are selling your property to - unrelated or related party.

Remember, if you sell it, you'll have capital gains that you will have to pay since you are buying the other property before you sell you're old house.
