Would it be a good idea to take a deposit to secure the deal until the rule clears?

Loan interest is deductible based on it's use-not the asset securing it. 

So even though you have a compounding loan balance, 100% of the cash value, securing the loans is also growing and compounding.

When rates re-trace and other folks start trying to deploy the capital, I want to know I secured the (right) asset.
