Don't get me wrong, I am not a cake walk for realtors either.  

One would think its a cake-walk. 

I homeschool and do a side business as a cake designer. 

I just want to let you know that I am one that enjoys it also, and that it is not a cake walk at times, however, the more challenging the deal is, the more it is worth.  

I would go for the party supplies and a cake, or even just a cake would be wonderful!

And can simply follow local banks lead here.. they will not lend to anyone who does not live within 100 miles of the flip.... use that as a guide line.and don't be thinking these other markets are a cake walk because there is competition in all market places.the availability in deals relates to excess inventory and urban core type dilapidated homes.. in these areas there are plenty of deals .... but when you get into nicer inventory the locals in each market will be stiff competition.

There is nothing you can do about a eviction or midnight run vacancy but a controlled vacancy such as letting a tenant leave over a rent increase should be a cake walk and never create a vacancy.Come on guys man up and ratchet up your business from the amateur bush leagues that this business has a reputation for to the professional level.

It's not just list on the MLS and wait for offers... and it's not a cake walk.
