The leverage aspect is my business, the fundamentals of the business is via the DSCR loan so it must qualify and I don't tinker to qualify.Every market I am turning to is like this, and every bit market I've been in is like this.

So here is what I do:1 - Get buyer criteria for what they are looking for (exact criteria)2 - Go source that criteria using data provider3 - Scrub the list and plan a marketing campaign around it (i.e) > Direct Mail > Cold Call > SMS > Online Ads > Social Media, etc4 - Once I get inbound leads coming in. I live on the East Coast and I too am an out of state investor primarily since Long Island is a particularly expensive area as a whole to invest in.  I
