It's  not all inclusive, but it's still difficult to jump into Stage 1, not knowing the cost of Stage 2 ahead. 

I think seasonality is starting earlier, but if people are starting this early, ahead of inventory bottoming, we could have a pretty crazy spring. 

Just make sure the town is ok with the land being zoned for multi-units, and look into construction costs, financing options, and permits ahead of time.

And how did you figure out your returns ahead of time on this type of deal?

Looking back 7-8 years from when I did that, if I had held on to the one property between cash flow and appreciation, I'm not sure I'd be any further ahead. 

House-hacking can be a very useful way to get ahead but there is no equity in non-paying tenants. 

I sent him a list of my questions ahead of time which really seemed productive to me.

Even if I have to lower the rate by $200 to find the right tenant, I am still ahead of the game by a C-note by year's end.Just my 2 cents, I hope you have already found a tenant for your home by the time this post drops!
