I can't think of any pros other than not many people are targeting them (that I know of...)Cons: More likely to have solid financials, which makes them less likely to need you to "rescue" themMore likely to be professional & educatedMore likely to come from a family with decent connections (lawyer, realtor, investment advisor, etc)More likely the property is in a trust because the family intends to keep it.Personally, I scrub my probate & expired lists of trusts and LLC-owned properties.

I noticed you mentioned nothing about that, or that you might be a registered non profit, attorney or other exempt from licensure entity and, I'm sure you pointed the borrower to New York consumer protection agencies so that they could understand their rights and protections that may be available to them against foreclosure rescue fraud....but then again...you're a fast learner.

@Steve Vaughan Steve loves excise tax LOL.. but he is super sharp and has some work aroundsthis was the tough part when I did foreclosure rescue when it was legal in WA..Not only did we need to clear the bank many times we would only have a few hours to pay the property tax's and excise before they would record my deed the day before the sale.. it was pretty hairy on some of those deals but that's why we got the smoking deals. we could do this without title co attorney or anyone else.

Look for Rescues close to your property for the pups.... work with the owner to have the pups once they are done nursing and weaned , released to the rescue.... donate a tax deductable donation to be sure the pups are taken care of properly,and they hopefully will have room for your tenants pups!...
