Those partners are more in the mindset of not adding any more units, whereas I want to.In our LLCs, we have done a couple of deals where we used Private Money Partner to bring ALL of the down payment and we (the LCC) does ALL of the work.... we split everything 50-50 as far as cash flow and equity growth.I have enough cash on had, 50K, to do a down payment on a 200K duplex.... then I am out of cash and dont plan on replenishing that any time soon due to just not having that much extra from my W-2 job.

In our state we can require a last months and security and we have those all held in escrow accounts for the tenants; so one idea we are looking to implement is to have those tenants that say they can not pay come April 1st, is to have them sign over their last months rents for April rental payment and maybe a payment plan to replenish that last month's rent.

Those commercial tenants that have expressed concerns over rent & cam payments, I've been using an addendum "security deposit towards outstanding balances", where that security deposit will need to be replenished at least 6 months before their lease expiration.

You never know what reserves will be needed for and if they are consumed they should be replenished meaning less money available for vacations, toys, entertainment, and retirement.

For things to get back to normal: - everyone in the world (not just the US) will need to see their earning capacity completely restored - consumer balance sheets will need built up again -all of the lost productivity in the manufacturing sector will need to be restored-consumers sentiment will need to return to all time highs-governments (federal, state and local) will need to come to terms with trillions of new debt and massive budget short falls. this will be a big issue for states and localities that are already flirting with default (see Illinois)-pension funds will need replenished-corporations will need to deal with serious damage to balance sheets and return to net spending on R&D and capital outlays (the energy sector might be the biggest issue here). corporate debt was already at or near all time highs for several sectors prior to the crisis- Both national and local economies will need to see a return of animal spirits to the pre-crisis highs from both local business owner and in the tech industry.
