Look up the owner's name in the county's registrar of deeds and contact that person to let them know.  

From someone searching the Registrar of Deeds the see a lien against the property which gives you some protection against ambulance chasers. 

You might also contact the registrar of wills, at http://www.registers.state.md.us/city/bc/html/baltimorecity.htmlDon't know if he died intestate (doubt it), but, if there was a will, it may just be a case that a distant heir just hasn't recorded the transfer.

The ones provided by registrar services like legal zoom or other are ridiculously light and will be defeated easily in court.

Go to the LA County Registrar-Recorder's office and look up the death record.

When we found one, we went to the registrar of deeds and figured out who owned the building and cold called him. 

Did a whois on their domain, it's a GoDaddy site and the registrar is Domains by Proxy (hides the true registrar information).
