@Adam Bartomeo I agree flipping has lots of risks, if you are in the middle of a flip and the market crashes like it did in 2007 there is little chances of recuperating your investments unless its a property that can cash flow as well or break even at the end of each month and you hold it till values come back.

The reason I say this is that if you pay ten grand more for a home over ten years you will recuperate the premium with appreciate and/or rental income.
