I can foresee a real estate path that allows me to leave my W2 job and the thing that keeps rattling around in my mind is that having a W2 makes getting a conventional loan possible/easier?

Sorry I am rattling off lots of things but getting into a commercial deal will require you to be familiar with all these and more.

I could buy a new one, but interior and exterior are great, no rattle etc, I don't feel compelled...

If they can rattle off justification without thinking about it, they're probably solid.

Try to dig 2-3 layers deep on 1 or 2 topics that someone who has been in a partnership should be able to rattle off the top of their head and be very specific about them. 

He has to deal with dead bodies, rattle snakes, intruders and prostitutes; while bringing in $600 a week for the house.

It's a modern day equivalent of the wild west...oil, whiskey, gambling, rattle snakes, prostitutes.
