Don’t have the time to do property management right now however as I have a full time W2 (accredited investor) and a family to raise. 

So be aware of that.

I want to raise rent, but 700 bucks is not affordable for the tenant. 

Then over the course of the first year or so, if you could raise the rents by a total of $1k/mo (they are currently $2k, $1k, and $1k), then you might be able to pull out about $60k-$80k in a cash out refi. 

Any legal issues I should be aware of in this situation? 

I am stating out with wholesaling and once I raise enough funds will be investing in rental properties and flips.

I am not aware of any meet ups in Gettysburg.
