I am in the same boat of either 1031 exchange or refi some of my small multi's to purchase a larger complex.

This implies that if I had confidence of better than normal appreciation or ways to add value, I would purchase a negative cash flow property.  

I am looking into purchasing a second (vacation) home and would love to hear your thought on the pros and cons of going a conventional 30-year second mortgage vs. using a HELOC or Home Equity Loan on my Primary Residence to purchase the second home outright. 

Purchased as an asset sale in October 2019 as a buy/hold investment.

Purchase price: $645,000 Cash invested: $516,000 80% cash purchase.2,437 sq ft Duplex, with 3b 2b for the front unit (1331), 4b 2b for the back unit (1333).   

Sadly, I might have to wait until early 2025 for #5, as my funds have dwindled from purchasing 1-4.
