I totally agree, I have never been bored in Costa Rica (my profile pic is my girlfriend and I surfing in Nosara) and I really like your perspective!

Social media profiles, how many properties people have owned, and what they accomplished were simply lies to get people to invest with them or get new people to raise money for them.

Then it'll be the most criminally profiled, and usually those are in groups due to gang activity and arguably will cost the most to remove simply due to state-based policies being more lax and their ability to run but not hide.

Find a good deal and get some real estate experience--don't focus so much on that real estate having to fit some specific profile. 

One of the biggest risks I observe with flips and first time investors are instances where the project goes over budget or gets stuck in mud, can't sell and even worse the borrower doesn't have the credit profile to refinance out to a lower interest lending source if borrower is required to hold the property as a rental. 

It depends a lot on your risk profile and regular income.

A simple baseline plan might’ve steered him toward properties with more reliable maintenace histories or a stronger neighborhood profile, saving him a lot of sweat.
