Real Estate projects require money and it will either come from the investor or the investor will borrow it or get staked in the deal because they are that sharp.No rookie coming off the bench is gonna get anything like that. 

When I budget for maintenance, cap ex, and vacancy I take money from all income rents and put it into one pot that I manage.

Allow the bank to do the work rather than you needing to track money intended for different purposes all mixed into one pot.
