When I asked him where he gets his deals from, he said wholesalers, word of mouth, and bigger pockets.

However if you didn’t calculate in at least some percentage of the rent for vacancy, repairs, and CapEx then eventually things will happen, such as a vacancy or a repair being needed and you will be out of pocket a much larger amount of money than just your $400.

There are hundreds if not thousands out there, but there are many by Bigger Pockets that are excellent for newer investors.

The easiest way to find and connect with wholesalers is either bigger pockets or by googling "sell my house fast in (town name)" although that may cost them a click for google ads.

Would also love to connect with experienced Cleveland rental investors.Much ThanksCleveland, Ohio is a great market to focus on for cash flow and specific pockets have gone up 2x and upwards of 4x in the last 5-10 years even!

I am the biggest fan of Bigger Pockets, and was so happy to attend BPcon in Cancun last year, and just signed up to attend BPcon in Las Vegas. 

I would appreciate any advice on anything I may be missing with putting this together or should neogotiate before finanlizing.Negotiated so far:Property: 9 Unit - 7 Apartments + 2 Commercial Garages (4 unit apt building + 3 unit apt building w/ commercial garage attached + standalone commercial garage on same lot)Background/Why owner is selling: A seasoned builder of 50 years, the owner purchased the property in the 1970s for around $8,000.00, later developing three apartments and two commercial structures.
