Why pick one over the other?

A good friend of mine recently managed to pick up a modest duplex outside Phoenix that looked risky at first glance.. low rents, older neighborhood.. but with a few smart upgrades, it became a steady earner in under a year.You mentioned your worries about remote investing and the challenges of managing properties from afar.

I’m really interested in learning more about your experience.I’m curious about the potential downsides and challenges you’ve encountered with this system, especially when it comes to picking neighborhoods.

I have a potential wholesale deal out in Colorado Springs and it'll be my first one, so I'm looking to pick someone's brain who has done a wholesale deal in Colorado before, what title company you've used and trust, and any potential buyers! 

I live in Gilbert and own 5 rentals here, but I also help other investors find, analyze, buy and manage properties all over the valley, and Casa Grande is a top pick from some of my other investors.

Try to pick things where replacement pieces are possible and easy. i ill add that I put in some games we really like as a family, they went missing over a couple of months.

This just have to pick a market with a draw and being renovated.  

to go back to my first point, though, i generally can't pick - it can take months and months to find a deal. 

Your builder's risk  insurance picks it up from there.
