The key to me was to create a "calendar" with all of my available slots, look at who is going that I would conceivably work with, and then reach out to them to schedule a chat prior to leaving for the conference.

Maryland: there's a HUGE opportunity for affordable housing, and the MD counties are amazing at publishing the rates by zipcode, often up to 6 (Anne Arundel county) and 7 bedrooms (in PG & Montgomery Counties).

Even if the LLC had credit, DSCR lenders always go off your personal credit, but as stated above, yes, you'd have to PG it.
