A few tips:Make sure your friend sends an authorization to the underlying mortgage servicer allowing them to share account information with you in perpetuity.

Coming from a landlord, "at least they are paying" I think, reinforces a negative stereotype in our industry.If they do not have respect for this part of your signed contract, they will also flout other parts - whether or not you are aware of it.I would press them for a notice to vacate in writing for May 1, and if they hesitate at all, I would make sure you issue you own notice to terminate/non-renewal in plenty of time to be compliant with your jusidiction.I think you know this already, but I would not have let them go this long without paying for damages.

Hello,I am working with a client who has farmland held in an S-Corp (current tax basis is approx. 5% of market value), It seems there is not a way to sell this property without having to pay capital gains, since it is unfortunately held in an S-Corp.There is an option to sell a perpetual conservation easement to the land while still maintaining ownership of the land.

It takes time to refurbish and then vet new tenants and I really don't understand why some investors expect their properties to be tenanted perpetually.

The numbers are wrong anyway because, tragically, all of the tenants got hit by a bus last year and so in honor of them I decided to leave one unit vacant in perpetuity.
