As I ordered more of this stuff, though I'd share here. If you have old rooms with many layers of paint and cracks you know it will peel no matter what you do, especially on the ceiling. I wallpapered my living room ...

It cuts way down on weeds, which really cuts down on caretaking. 2. look for drought tolerant perennials. this plants require little maintenance a come back year after year. some plants i use- Gardenias- lantana- knockout roses- liriope - evergreen trees and shrubs, such as leyland cypruss.

i'd avoid annual seed mixes, and go for a DWARF PERENNIAL seed mix. it will theoretically require less frequent cuts.and im my semi arid coastal SoCal area, only use mixes labeled 'drought tolerant'.

Landscape variations include perennials around the mailbox, dwarf blueberries, and always a tea olive grown from a cutting from my mother's house in memory of her.I can do a lot of this work myself.

For landscape at the house, I'd remove that tree near the window, create a 3 feet bed, Mulch it and plant some low maintenance perennials in the back row, this will also help to cover up the base of the house.

For my money, you either go with a long time gainer neighborhood like the UWS (high but not outrageous prices, good inventory, perennially desirable without too much trendiness) or somewhere on the upswing popularity wise (right now I think Harlem and Washington Heights are hot, with lots of new development and businesses going in).
