There are more policies/regulations than I desire, but I consider it to be what is necessary to achieve the outstanding returns.

Also there are some UCC filings against them and putting liens on their accounts receivables.

@Shayan Sameer Yes in case the projects do not work as expected you will have an issue with paying off the HELOC  on  your properties unless you do a cash out refinance and then the risk is not so much as there is no second lien(HELOC)

Main goal of All In One heloc or 1st Lien Position Heloc:  Lower your daily average balance.Main Drawback: Rates are substantially higher than 60% of current 1st mortgage balances.If you are mostly living paycheck to paycheck and your money leaves your account as soon as it comes in to pay bills, this is not for you. 

If you have a lender they should be getting lien releases as they pay draws.
