This translates to: they know they will make more with your money in stocks / & bonds long term.I know the allure of fixed / known income is appealing… but if you do the math I bet you will find that the historical average of the market outperforms what the insurance company is offering as the return on the  annuity.

I believe IB is likely to out perform the San Diego general market.  

But when analyzing my portfolio, I have to assess each house independently to identity outperformers/laggards.

My approach is I do a conservative underwriting and expect typically to outperform the underwriting.  

Biased being with a professional design and reno company, but if you want perform well and potentially outperform the competition, I would say it's a must at this point.

Even thought the stock market gave us a 6% return it still outperformed the note by $937.51. 

There are some extra costs in there for added mgmt, cleaning, supplies, utilities but it's still outperforming year lease numbers.Our other property on Jersey St has very funky layouts... there are 4x3/2s. 

There are many investment options that should be able to outperform conventional loan cost over the long term.  

It will be hard to find another area and or investment property (commercial or residential) that out performs professionally themed rentals near Disney.
