To be honest, having a nice car might make you look like the slick infomercial type investor and a seller may hold that against you.If I was selling a property and you had a potato sack full of cash I wouldn't care if you rode in on the back of a monkey.Good luck

You need some way to secure the investor's money.If you're not using any other financing, offer them a 1st position lien.Then again, as has been said, it may just be too "small potatoes".
