Rental Property is located in Upstate NY in Oneida County.I have a tenant who is currently scheduled to have their lease end at the end of February; they will have only occupied the unit for a year at the end of their lease.I'm not looking to extend their lease and would like to have the unit vacant upon lease end.

If you need cash for remodeling new home do a LOC on your owner occupied house before you rent it. 

It had 22 of the 25 lots occupied but we'll be fixing it up, filling it up, billing back water and raising rent up to market.

The concern with places like Irvington will be once you move out and no longer owner occupy how do you raise rents legally.   

Homeowner insurance provides coverage for owner-occupied property.

Call your insurance and tell them it's about to be a tenant occupied property on 1/13/2025. 

With the newer 5% down conventional loan for owner-occupied multifamily option, I generally advise people to start analyzing from there if they want to house hack a multifamily with minimal down.  

One for the second house and one for your primary residence on an owner occupied permit. 

I'll be in the market for a duplex/triplex in the $400k range that I will owner occupy and use a 5% down loan.
