My concern would be that the tenant initiates payment on the first then I find out 5 days later they had insufficient funds.

Household dehumidifiers will likely be insufficient for this -- you'll need commercial grade equipment.To prevent a repeat problem in the future:  I live here in Baltimore and based on what I saw yesterday, I don't think a sump pump will prevent this from happening again.

There's about a 2 day wait from when Cozy tries to withdraw funds to when it notifies you if there are insufficient funds(I've had this happen on occasion), so you need to keep that in mind.

If there is insufficient funds to payoff both liens, and Seller cannot raise additional funds, IMO, the only CLEAN option is for Seller to do a "Short Sale".
