I can help with the refinance to pull equity out, but no the purchase, as 99% of the industry won't finance mobile homes. 

It's been a pretty cool journey and has allowed me to leave my W2, however, I've come to the realization that my current strategy of delayed gratification is no longer working for me.

The best part is there is no ownership seasoning period with one of these lenders and they don't report to personal credit.

And I certainly wouldn't have survived it with no investor losses, as I was able to do thanks to having a manageable portfolio at that time.All that is to say that I wouldn't change a thing.

@Matt McNabb no one's asking you the most important questions:1) How many hours/week do you put in at your day job?

You should be able to pay off the loan anytime during that period, without any sort of penalty.

The seller would need to include a clause saying what you CAN'T do, which is what a pre-payment penalty would address. 

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

Most hard money lenders do not have prepayment penalties and most will be in the rate range of 10-13% with 2-4 points as upfront cost.
