Hey @Rochelle Duong,I'm biased for Oklahoma City, but what we have here is cash flow property with a linear appreciation.

I would definitely go with NG HVAC & NG HW based on our experience with a couple of properties with electric heat.We have since sold them but it was an $$$ issue for the tenants as our winters are brutal.

What's the rental market like in NG these days?

obviously, it's important to note that any real estate agent who HAS NOT ENTERED INTO A BUYERS AGENCY with you is violating their fiduciary responsbilities to the seller.unless they're a "buyers agent" exclusively - then what they are doing can cause them to lose their license.even if the agent knows the seller and buyer...but is rep'ing both without disclosing that - that's NG as well.

Agree with @Rich Ng a bank in both states might be helpful.
