Good luck with getting this tenant to accept higher rent, because you've trained your tenant to think they have a "mortgage payment" that never goes up!

I know some might disagree.The challenge is if someone applies and meets all your criteria and you reject them, I would hate for you to end up in some legal hot water.

Off street parking is typically more important for high end/expensive rentals.

Airbnb has never penalized bookings when the property is sold in my experience, just to provide documentation it was sold.  

These appraisers are too educated as in general this rule is virtually never applied on MF lots (I have heard of it once).  

You evict them and sell the property to the next end buyer.
