We created a model for our investors that show AAR/IRR/EM but also what that does to your capital in $ terms. 

Realistically we will be getting closer to retail pricing although we are are looking at some off market properties to try to get a discount.In terms of cash flows, from the modeling I have done, there looks to a decent amount of cashflow on these properties when modeling at retail so I am curious why there would be no cash flow on BRRRR strategies?

Hey Zach, lots of reasons: 1) Local Expertise: For instance, My primary states are Hawaii and Washington.

Again, the goal is to work with them early on to prepare them for the refi within 5 years.As to capital deployment, that is the advantage of the fund model.

Unless you're a very seasoned investors, the value in committing to the right agent should be in their vast local market knowledge, expertise of their lane, transactional experience and so on.

Expect to see more brokerages reduce their fees for listing real estate as they move towards fee models that not only recognizes but accounts for the role technology plays.
