I do have the actual rental income for the past 3 yrs at 69K, 55K, and this year 40K to date as of beginning of Aug. 

Is 5 yrs PPP typical for a DSCR loan or can I negotiate this?

After five yrs., my equity will be my down payment + mortgage paydown + appreciation, say, 60k + 45k + 75k = 180k.
