Tampa for 30 years and from the first days here, I have considered everything on the East side of I275 Hwy running North from Malfunction Junction, downtown, to be War Zone. 

I recognize that it can take some time to correct things, and then you have to do testing to evaluate whether anything else starts to malfunction due to a fix.

I repaired a malfunctioning garage door opener in one unit, ordered a replacement key-fob online, and gave it to the renter.  

We also have the automated code lock and I gave the handyman a key, in case the lock malfunctions.

The SmartKey Reset Cradle is a tool used to rekey a SmartKey cylinder in the event of a lost key or a malfunction.

I am glad we installed them.It should be noted that one of them malfunctioned immediately and did not work- the error code said there was a leak, and there was.

We sold a property just as we found that both the washer & dryer were starting to malfunction & the dishwasher had to have been a '70's beta edition.Those 'helping them' to move removed the washer/dryer & old dishwasher, but left the newer fridge?? 

Tenant agrees to allow Landlord timely access to premises to do maintenance and repair.Tenant will notify Landlord in a timely manner of any damages or problems as they arise, including damages caused by Tenant, malfunction of appliances or fixtures, and water/moisture leaks and spots.Tenant will take care of the premises, keeping them clean and clear of debris.

One more thing to break or malfunction that you will be responsible for.

Make sure there is no additional shutoff between the main and the fixture (if so, open it) and then try turning on the water.If the water still isn't working, you probably want to have the county come out to verify the meter at the street isn't malfunctioning.
