Current thoughts would be to live in the ADU and rent out the main two units. 

It doesn't make sense as a first investment, especially when your main reason is because you "enjoy speaking Spanish and salsa dancing".

The construction aspect of it, which many banks have swayed away from is the main piece you're going to be looking to find. 

The reason why I ask is because that could determine what loan options are available to you (and interest rates). 

This is one of the main inherent risks with pre-construction, and the pre-construction market has cooled, and with impeding tariffs, there is some uncertainty around where prices will be in the coming months.One thing to clarify, are you looking to buy an investment property or a primary residence (or perhaps abit of both where you live in one unit and rent out the other)?

I also own a tax and accounting firm as part of my business investment goals, and this has been my main focus during the current tax season. 

My main concern with this this is it's a separate asset that has to be attached to the structure.What happens when you need to have the roof replaced they're going to have to detach that thing.

One was conventional financing and the other was a portfolio loan from a local bank here in Hawaii, I also did a lot of research into DSCR loans during my search.I'm also an agent here on Oahu but focus mainly on Property Management, at the brokerage we manage roughly 50 units that are a mix of STR, MTR, and LTR's. 

I put in two layers of rockwool + 5/8" drywall between my basement and main level, and was so glad I did it.
