Hey @Thanh Lu, we don't do much direct bookings but we do have a $500 security deposit.

The vast majority of lawsuits against Landlords are for wrongful eviction, security deposit disputes, and Fair Housing Violations.

I would check this out with a seasoned securities attorney for their opinion/guidance.  

If you're already in a secure financial position, leveraging your equity could be a smart strategy.

Nothing you mention is "ordinary" and you should charge for all of it. dodged a bullet there thats a very good price take it from the security deposit and call yourself lucky. 

Also there is no restriction on acquiring conventional loan on primary residence even if you have maxed out on conventional loan for rentals.

I just had tenants move out of my investment property (duplex) without paying for the last month's rent, and the damage they inflicted onto the property exceeds their security deposit amount.

If you're confident you can find better cash-flowing deals or scale your portfolio with leverage, it could make more sense to reinvest rather than pay off the loan.

I've also used some more obscure companies in the seller financing world like Pioneer Title in Idaho (they call in Long Term Escrow Servicing) and Security Escrow in NM (recently purchased by Sunwest Escrow).
