Please advise It depends on where the property is located and overall layout of the property.

In fact if you don't do proper due diligence some are "traps" with bad layouts, fire damage, and tiny sized lots. 

However, I have helped a couple people with extremely basic home layouts when they were in the process of remodeling their home.

It should include a few exhibits attached like a scope of work, a blank change order form, a final layout illustration, and a lien waiver (for the final payout) that they sign before starting.

Run your comps and be prepared to adjust a suggested price based on condition, layout, and other factors.
