The phrase "brought up to code" is likely an over-statement of the present requirements of the pre-meter inspection.Anything new of course has to be installed according to today's code - but anything existing which is still in working order is OK to leave as-is.A believe an exception to this is ADA requirements if they apply to this building.

Another issue is zoning as a special use permit may be required, having special needs or more than 3 unrelated tenants is sometimes an issue.You may also be subject to inspections and ADA requirements, hard surface floors wider doors, etc. it's no walk in the park.After you get the permits and modify the place, you will get higher than market rents (due to mods) but you're also pretty well locked in to renting to that NP/agency, can't really take them to the cleaners as they can move on leaving you with a harder to rent dwelling too.Insurance will be more and you better keep the place up in tip top shape.

1) I have my Google Voice number forwarding to a cellphone I bought2) I have (50) bandit signs with that number on it3) I have an answering service4) I used the Google Voice number on my BiggerPockets account, a Classified Ad, a Wufoo form for bird dogs to submit a house, and my website.......So, when you Google search the phone number... it basically pops up with my information online.I deleted each form that had the number, but it still is available in the search.I'm waiting to see if it wipes over the next couple of days.Here's my question:Should I change my number so that it has no ties back to me?

If you have multiple stories then those with physical challenges will obviously have issues and you'll need to be ADA compliant.The other major branch is moving low-moderate income persons, primarily families into home ownership.

Also, spend some time to make a great ad as it's your first screening tool for tenants.I find newspaper ads too costly and it's difficult to make your property stand out in so few words.

This is where most of my business is done.Bandit Signs - affordable guerilla marketing tactic but garners a lot of calls from tire kickers, retail buyers with unrealistic ideas, etc.Newspaper ads - I was running a penny saver ad a while back and it started to get very costly because I was told I cant test an ad for 2 weeks.
