It will always be a battle because its constantly trying to get in from the outside in the form of rain, runoff, condensation, snow, ice, etc.

I did see one course in the Virginia court database where a Landlord represented themselves and it looks like they got a favorable judgement easily. 

This was after the foundation was given the OK by 2 separate inspectors and occurred due to lack of support under the house, soft soil in Florida, and lack of gutters to disperse rain water from the foundation.

It might not need a full replacement if it's still doing its job—keeping the rain out and protecting the structure.

However in my area which truly is horrible, about 75% of tenants go through about 4 - 5 jobs a year, own NO assets and dont pay taxes or care about things like garnishments or judgements.

Not to mention its old but the soil is a big issue then just drive on the roads that is Yazoo clay popping up and creating the pot holes and I have seen roads heave 6 inchs to a foot after a big rain..

It dropped 1 3/4 inches of rain in 2 hours at the Bellingham airport and also closed a section of I5 up there for hours due to a landslide.We had one come through in 2022 that exposed serious issues and blockages in the drainage system for the house we bought in 2021.

The rest is luck: did it rain that weekend and did we have the right buyers walk through the door, to push the winning offer just the last bit.. you can't control that.
