I'm curious if you can provide any links or direction that show instructions or guides on how to best start with Baselane in terms of transferring data you may already have from a spreadsheet to your system?

- Can their system adopt special instructions like, where techs can access a master key to enter an apartment?

They called me back and told me they had corrected the error and would serve another notice to the Tenant within 72 hours of the eviction (Sat morning) and it would sstill go thru at the assigned date of Tuesday.Tuesday morning 30 minutes before the eviction,  I was driving to the unit as the Sheriff had instructed me to bring a locksmith the break the lock - in case the tenant had changed them, then change the lock as soon as the Deputies had cleared the unit of people. 

The duty here would be created by virtue of any agreements they entered into, rules posted to follow, or by virtue of instructions given to them to operate the washing machine.

Instead of asking questions and engaging in a long back-and-forth, provide clear instructions and you'll maintain control.Your focus should be on what you will do after the tenant leaves.

Jesse ,  I assume you had escrow instructions to the attorney ..

We don't have an instruction manual, crystal ball to the future, or a road map with guaranteed outcomes. 

I also recommend including some move-out instructions for cleaning, how to turn in keys, when they will get the deposit back, etc. 

@Tara Sullivan, the instructions on the LVP I've installed require you to leave a 1/8th" gap for expansion and contraction.
