After 3-5 years when you do your cash out refi all your properties should be infinite COC.

There's people on this forum that are infinitely more successful than you can imagine--that pass the wisdom and don't charge a thing.

In that scenario, the rehab would cost you Zero cash and the rent went up, giving you an infinite CoC return (on the rehab work.

However if I do a BRRRR I can achieve infinite return by extracting all of my investment.
