What I work with my tenants and owners is a system where if there are bugs or infestations within their first 30 days of occupancy, owner will pay for that.

When she questioned why the landlord feels that she needs to pay for the test, they sited the lease agreement where it stated that the landlord verified that there was no mold at the time she moved in and that it is the responsibility of  tenant to "maintain the premises in a manner that prevents the occurrence of an infestation of mold in the premises.

I've seen these things eat chunks of grease-soaked drywall and wood from cabinets, so if  you've got some saturated wood in the cabinet, cleaning the surface won't get rid of them.You might also have to change carpets also - since there's really no way to fully clean carpet...I've also seen german roaches infesting a burned out unit feasting on burned greasy cabinets and walls.

Apparently at some point their daughter came to 'visit' and never left.The daughter also brought a cat with her and the house is now infested with fleas.The couple went into a nursing home in September.
