Past success is a good indicator of future performance. understand the risk if the project takes longer or costs more.

As indicated your maintenance/cap ex is too low. 

Do not fall for the trap that initial cash flow is any indication of actual cash flow over the hold period.Do accurate and conservative underwriting.  

I did the below research a couple/few years ago (so info is slightly old) but never ended up doing one but for those who watch my posts, I have indicated it is high on my list for Q4.
