There are a lot of things you can learn here to help avoid pitfalls, lost and lost money.

I think you’ll find it incredibly valuable and gain a lot of insights from it.Being on bigger pockets and listening to the rookie podcasts have been the most helpful for me. 

As for evaluating the deal itself, I would need more information to give you anything helpful and even then, I don't know NJ much at all.
