They now monitor the heat usage each month and send a bill to the tenants calculated from their usage and corresponding share of the gas bill.

My water usage bill is the same,  general lability coverage is the same, if and when I have to replace my water service line it will cost the same, the cost for my lawncare and snow removal costs the same, exterminating services cost the same and the list goes on.   

At the same time, it might be more cost effective to install coin op to lower laundry usage overall and add a bit to my water bill.

Each buyer would receive 10-12 weeks of usage and a deed to their 25% share of the property.

Located on a gorgeous corner lot, it makes dividing the usage much easier.

They do help with reviewing our reports from our property management companies to identify spikes in utility usage on vacant properties, reviewing expenses to make sure they were approved, vacancies, etc.

You are posting from College Station so you know our winters in texas are fairly short ( less usage) but either way I would compare cost of the heat pumps to regular furnace before deciding.

This way as the property owner you can verify if the gas usage is being paid.

If you can concretly tie increased usage to that unit, I would give a notice that rent is increasing due to excessive use.

How much I make on it is not that important, if it's still there, because it's a usage play and long-term growth play.
