Hmmm I just looked at both of those planners but I wasn't super impressed.

They are 100% correct.The downside sometimes to forums is people have a superman complex and get the impression real estate is easy as they think everyone is doing it and just jump in without the knowledge or expertise.

But Norada was pushing their Promissory notes and touting the company as doing very well  in there webcast on 6/11/24 and 6/18/24, actively encouraging viewers to use their  IRA to invest.

Super impressive.

Showing off my data will only give people the wrong impression.

So while I greatly appreciate all the different methods of making money with real estate and even more impressed with all the hustlers that grind here in this community, I just need properties that I can get at a good deal that cash flow and appreciate while minimizing the trouble commonly associated with real estate. 

Clearly there's a lot more ROI and work for a BRRRR.After finishing David Greene's BRRRR book and combing the forums, my impression is it'll come down to building the right team and doing our due diligence on finding and analyzing deals, estimated ARV, rehab costs, and rent /demand for an area with the most conservative estimates. 

Appfolio is okay - I'm not super impressed by them.

I would invest in Sunrise Capital, but I didn't get the impression that they would accept $50K as an initial investment, which I always like to do to try out a new firm (for me) and to diversify geography and risk.

I'm under the impression that if a viable solution is  presented with a clear path for the seller to exit this would be a Win - Win.
