@Caroline Gerardo Things must be really expensive where everyone else is at, I just got three estimates/budgets back from three very reputable builders in my area and we are at around $170/sqft ....I think people are confusing things in that, yes its going to be a 2 million dollar home and yes it will have nice finishes, viking appliances, hardwood, the works, but its the neighborhood not the house .  

But generally lenders want to see the renovations outlined, costs, materials used, and specific descriptions (for example : install hardwood flooring for all bedrooms and living rooms). 

Interior has original hardwoods floors at the end of their life.
