Thank you for any advice.I have ZERO experience in the state of Georgia so I highly recommend you take what I say with a grain of salt and call a local property manager who can tell you what to do.

The key rules are as follows:1) Syndicator MUST have significant skin in the game, including 10% of the money raised in the first deal, 8% of the second, and 3% of the third2) The only fees allowed are 5% of revenue for property / asset management, which is enough to put food on the table, but not incentivize people to just buy, buy, buy3) The only compensation is 20% of the profit (less on the first 2 deals)4) Rapid acquisition is not allowed. 5% Is minus all operating cost correct ? 

Its the less aggressive model but it was programed into me from a young age, keep your business risk separate from the things that you need to live (home, car, food, etc.). 

We were able to create a great coworking lounge as well as build out a great entertaining space on the rooftop for stargazing, yoga, movie nights, dancing, great food, drinks and ocean and city views.It was in decent condition, just a lot of deferred maintenance, Has appreciated.

Just some food for thought.Roger So if I bought one for $7,500, and it probably needs a few thousand dollars of work (more than 1, less than 10).

My wife and I moved 4 yrs ago and fell in love with the area, its people and specially the food.

I am not your structural engineer so take what I say (and others most likely) with a grain of salt and best to get a contractor to come take a look at it.

Always buff in the direction of the grain with a soft cloth to prevent further damage.

People like Central Tucson because it is close to the downtown that has a great food and night activity scene and is also close the University of Arizona campus that draws lots of parents and grandparents and people who just like the college campus vibeWest Tucson is a great option for the views, golfing and resort feel.
